These Terms govern reservations, payments, use, and cancellations at SunU Seoul Stay. By completing your booking, you agree to these Terms. Operator: Gazone Corporation (Business Reg. §1가격 및 세금
모든 가격은 한국 원화(KRW)로 표시되며 적용 가능한 모든 세금과 요금이 포함되어 있습니다. 예약 시 확정된 가격이 최종 가격입니다. 예약 시 표시된 금액 외에 체크인·체크아웃 시 추가 세금이나 요금이 부과되지 않습니다. 가격은 날짜·체류 기간·시즌·수요에 따라 변동될 수 있습니다. 환율 환산 수수료는 게스트의 카드 발급사가 결정합니다.
All prices are displayed in Korean Won (KRW) and inclusive of applicable taxes and fees. The price confirmed at booking is final. No additional charges at check-in/check-out beyond the booking amount. Prices may vary by date, length of stay, season, and demand. Currency conversion fees are determined by the guest's card issuer.
§2결제 조건
- 예약금 15% — 예약 시 Eximbay 결제, 모든 사유에 대해 환불 불가
- 잔금 85% — 체크인 3일 전 자동 결제 링크 발송 (Cloudbeds Booking Engine)
- 임박 예약(체크인 3일 이내): 24시간 내 수동 결제 링크 발송
- 잔금 미결제 시 = 예약 자동 취소 + 보증금 미환불
- 결제 수단: Visa, Mastercard, JCB, UnionPay, American Express
- 15% non-refundable deposit at booking (Eximbay) — non-refundable under all circumstances
- 85% balance charged automatically 3 days before check-in via payment link (Cloudbeds Booking Engine)
- Last-minute bookings (within 3 days): manual payment link within 24 hours
- Unpaid balance = automatic cancellation + deposit forfeited
- Accepted: Visa, Mastercard, JCB, UnionPay, American Express
§3체크인 / 체크아웃
- 체크인: 오후 3시(KST) 이후
- 체크아웃: 오전 11시(KST) 이전
- 디지털 도어록 셀프 체크인
- 도착 24시간 전 출입 코드 전송
- Check-in: 3:00 PM KST or later
- Check-out: 11:00 AM KST or earlier
- Self check-in via digital door lock
- Access codes sent 24 hours before arrival
§4미성년자 동반
- 18세 미만은 부모 또는 보호자 동반 필수
- 예약 시 모든 성인 여권 제출
- 6세 미만은 부모와 침대 공유, 추가 요금 없음
- 유아용 침대(크립) 제공 안 함
- 예약자가 미성년자 안전에 대한 책임을 짐
- Under 18 must be accompanied by parent/guardian
- All adults provide passport at booking
- Under 6 share bed with parent at no charge
- No cribs provided
- Booking guest responsible for minors' safety

- 9-11층, 엘리베이터 이용
- 건물 입구 계단 있음
- 장애인 전용 객실 없음, 합리적인 편의 제공 노력
- 안내견 사전 통보 시 환영
- Located on 9-11F via elevator
- Building entrance has stairs
- No specially accessible rooms; reasonable accommodation efforts
- Service animals welcome with prior notice
§6주차
- 도로변 무료 주차 제한적, 보장 안 됨
- 유료 주차장 도보 5분 거리
- 대중교통 권장 (양평역 5호선)
- 건물 내 주차장 없음, 주차 차량 책임 안 짐
- Free street parking limited, not guaranteed
- Paid parking 5-min walk
- Public transport recommended (Yangpyeong Station, Line 5)
- No on-site parking, no liability for parking
§7객실 내 행사
- 객실 내 프라이빗 이벤트·파티 불허
- 최대 수용 인원 엄격 준수
- 승인 없는 외부 방문객 출입 금지
- 야간 정숙 시간 22:00~08:00 엄수
- 위반 시 즉시 퇴실, 환불 없음
- 이벤트 공간: SunU Rooftop 별도 운영
- Private events/parties NOT permitted in rooms
- Max occupancy strictly enforced
- Day visitors not permitted without approval
- Quiet hours 10 PM - 8 AM enforced
- Violation = immediate termination, no refund
- Event venue: separate SunU Rooftop
§8취소 정책
- 예약금 15%는 어떠한 경우에도 환불되지 않습니다
- 질병·여행 제한·비자·기상·일정 변경 모두 포함
- 여행자 보험 가입 강력 권장
- 예약 변경 문의: 체크인 7일 이전 연락
- 본 정책으로 OTA 대비 5-7% 저렴한 직접 예약 가격 제공
- 15% deposit non-refundable under all circumstances
- Includes illness, travel restrictions, visa, weather, plan changes
- Travel insurance strongly recommended
- Modifications: contact 7+ days before check-in
- Allows competitive 5-7% below OTA rates
§9분쟁 해결
- 체류 중 문제 발생 시 즉시 신고하여 현장 해결
- 한국법에 따라 분쟁 해결
- 관할 법원: 서울남부지방법원
- 소비자 분쟁: 한국소비자원 이용 가능
- 차지백(chargeback) 청구 전 반드시 연락
- Report during stay for immediate resolution

§10개인정보
- 수집 항목: 성명·연락처·여권 정보·결제 정보
- 한국 외국인 숙박 신고 의무에 따라 여권 정보 필수
- 법적 의무 외 제3자 미공유
- 결제 정보는 Eximbay가 처리·보관 (당사 비저장)
- 보유 기간: 한국 회계·세법에 따라 5년
- 열람·정정·삭제 요청: splanyim@gazone.org

- Collect: name, contact, passport, payment info
- Passport required for accommodation registration under Korean regulations
- Not shared with third parties except as legally required

§11책임
- 합리적인 안전·보안 조치 이행
- 개인 소지품 관리 책임은 게스트에게 있음
- 소지품 분실·도난·손상에 대한 책임 안 짐
- 최대 책임 = 총 숙박 결제 금액 한도
- 간접·결과적·징벌적 손해 책임 없음
- 정상 사용 범위 초과 시설 손상 시 게스트 부담
- Reasonable safety/security measures taken
- Guest responsible for personal belongings
- No liability for loss/theft/damage of items
- Max liability = total stay payment
- No indirect/consequential/punitive damages
- Guest liable for property damage exceeding normal wear
§12불가항력
- 합리적 통제 범위를 벗어난 상황에 대한 책임 없음
- 자연재해, 정부 조치, 전염병, 전쟁, 테러, 시민 소요, 파업 포함
- 천재지변 환불은 사례별 판단, 보장되지 않음
- 여행자 보험 권장
- No liability for circumstances beyond reasonable control
- Includes: natural disasters, government actions, pandemics, war, terrorism, civil disturbances, strikes
- Force majeure refunds case-by-case, not guaranteed
- Travel insurance recommended
§13운영 및 서비스 제공자
- 본 약관은 게스트와 주식회사 가존(이하 "가존") 간에 체결됩니다
- SunU Seoul Stay는 가존이 직접 운영하는 숙박 서비스 브랜드입니다
- 객실 관리·예약·결제·체크인·고객 응대 전 과정을 가존이 가맹점으로서 직접 수행합니다
- 객실은 등록된 외국인관광 도시민박업 라이선스에 따라 합법적으로 운영됩니다
- 게스트와의 결제·환불은 가존이 가맹점 단독으로 처리하며 제3자 정산 구조가 아닙니다
- 결제·예약 도구(Eximbay, Cloudbeds)는 각 사 서비스 약관의 적용을 받습니다
- This Agreement is between the Guest and Gazone Corporation ("Gazone")
- SunU Seoul Stay is a lodging brand directly operated by Gazone
- Gazone, as the merchant of record, directly handles room management, reservations, payments, check-in and guest support
- Rooms are operated lawfully under the registered Foreign Tourist City Lodging license
- Payments and refunds with guests are settled by Gazone alone — there is no third-party settlement structure
- Payment and reservation tools (Eximbay, Cloudbeds) are subject to their respective service terms
§14권리 포기
특정 조항을 즉시 집행하지 않은 사실이 권리 포기를 의미하지 않습니다. 권리 포기는 서면·서명된 경우에만 유효합니다. 1회 권리 포기가 지속적 권리 포기로 이어지지 않습니다.
Non-enforcement doesn't constitute waiver. Only written and signed waivers are valid. A single waiver is not continuing.
§15가분성
본 약관의 일부 조항이 무효라고 판명되어도 나머지 조항의 효력에 영향을 미치지 않습니다. 무효 조항은 본래 의도를 보존하면서 유효한 형태로 수정됩니다.
Invalid provisions don't affect the remaining provisions. Invalid provisions are modified to be valid while preserving original intent.

- 만 18세 이상이며 법적으로 계약 체결 능력이 있음
- 제공한 정보가 정확함
- 비환불 정책을 수용함
- 한국 외국인관광 도시민박업 운영을 이해함
By completing booking, guest acknowledges:
- Read, understood, and agreed to these T&C
- 18+ years old, legally capable
- Information provided is accurate
- Accepts non-refundable policy
- Understands Korean Foreign Tourist City Lodging operation
